Boulder real estate market is making a comeback

For a while there, many agents at the office along with many sellers were worried about the slow moving Boulder properties. After the increase in interest rates last year, many people became unmotivated to purchase a home. The weather in Colorado also had a negative impact on the Boulder real estate market this winter.

Boulder County home sales, however, have been increasing and signs indicate that this should continue into the spring and summer months. If you are looking to sell your home, now is also a good time to put it on the MLS. Interest rates are reasonably low right now , as well. Get prequalified very quickly and start your search .

Urban living in Lower Downtown Denver

There are quite a few loft developments to choose from in lower downtown Denver or LoDo. However, this can be extremely frustrating when starting the home search process. There are the new Jack Kerouac Lofts, Promenade Lofts, Flour Mill lofts or the Steel Bridge lofts and this isn’t even a fraction of the loft buildings within the LoDo neighborhood.

It is always important to see several places in order get an idea of what you want in a Denver loft community. For instance, we have lofts with 12 units and lofts with over 150 units. For those of you who are tired of the sitting in traffic everyday on your commute to work, I suggest looking into an affordable loft in the city. Denver is booming with new urban developments that suit all types of people.

Many such as Ballpark Lofts, are equipped with a fitness center, outdoor pool, parking garage, and many other amenities. Other places in Downtown Denver like the, Beauvallon Condominiums, contain retail stores and wonderful restaurants throughout the building.

Denver Colorado Hot Spots

One of my favorite areas in Downtown Denver is North Capitol Hill, also called Uptown. This area has several new loft developments and apartment buildings including the Uptown Village located on 17th and Logan and the Saint Lukes Lofts on 19th and Washington. New business is spawning throughout the area creating wonderful opportunites for real estate investors.

Area residents can walk and bike to work which saves them the trouble of finding a parking spot everyday. Some of the best restaurants in Denver are also located in Uptown, especially along 17th Avenue known as “restaurant row” to the locals. Enjoy some of the finest French cuisine in Colorado at AIX restaurant on 17th and Clarkson. Afterwords head across the street to the Uptown Tavern to have a beer or two while bowling down the candlestick lanes or hanging out on the large outdoor patio.

This area is truly booming. There seems to be a yoga studio on every corner and a state of the art fitness center within blocks. Do not look over the Uptown area if you are searching for a real estate investment in Downtown Denver.

Aimco sells five properties

Apartment Investment and Management Co. has sold five university community properties with 1,153 units in three states to the California State Teachers Retirement System (CalSTRS) for $50.3 million.

The Denver-based real estate investment trust will continue to operate and manage all five properties, which are located in North Carolina, Texas and Indiana.

In a separate deal, Aimco announced several months ago that it expects to complete the sale of nine student housing properties. The company expects those remaining property sales to close in the first half of 2006.

Public lands may be sold to private developers

The U.S. House of Representatives agreed to reinstate sales of mining lands as part of a budget-cut plan approved Friday, a move some say could transfer large portions of public land in Colorado into private hands.

Under the proposal, critics say, slices of the 24 million acres of public land in Colorado could be up for sale to oil and gas companies, real estate developers and anyone willing to pay as little as $1,000 per acre.

The measure would end a congressional ban that since 1994 has prevented mineral companies and individuals from submitting new applications for “patenting,” or buying, public land.

Whiteout Conditions Shut Down I-70

A powerful winter storm with lots of high wind and blowing snow is making its way across the state, causing numerous accidents and forcing officials to shut down a 70-mile stretch of Interstate 70, stranding dozens of travelers.

The system made its way into the foothills at about 3 p.m. Monday and is expected to hit the Denver metro area at 8 p.m.

At 3:30 p.m., I-70 from Idaho Springs to Vail was closed in both directions because of whiteout conditions. Berthoud Pass (U.S. 40) was closed because of a snowslide. Winds gusting to 62 mph whipped up blizzard-like conditions in the high country all afternoon.

-I don’t know about you guys, but I think I am coming down with a cold or something.

Local Man Glued to Toilet Seat

“Boulder, Colorado. - Hardware retailer Home Depot has found itself in a sticky situation, defending a lawsuit filed by a man who said the chain’s Louisville, Colorado, store ignored his cries for help after he fell victim to a prank - and was glued to a toilet seat.

Bob Dougherty, 57, of Nederland, Colorado, said he became stuck to a bathroom toilet seat on which somebody had smeared glue on Oct. 30, 2003 and felt “tremendous panic” when he realized he was stuck.”

- Ouch! This sounds like a sticky situation.

Wild Oats Plants Trees

“Retailer Wild Oats Markets Inc. has joined the effort to reforest the planet. The decade-long effort was begun by Coleman Natural Foods, an all-natural meet company based in Golden. The company has pledged to plant 1 million trees and challenged corporations and individuals to plant 9 million more. The company calls its effort the Coleman Eco-Project 2015. Coleman has reached a partnership with the U.S. Forest Service and two conservation groups, American Forests and American Farmland Trust. The Forest Service will match each tree planted under the Coleman project, for a total of 20 million trees planted over 10 years.

Boulder-based Wild Oats (NASDAQ: OATS), which has 112 natural foods stores in 24 states and Canada, will ask customers to make a $1, $5 or $10 contribution to the project. For each dollar donated, another tree will be planted.”

Waiting for the Snow to Fall

Hey Colorado! Looks like we got our first snow this year. Forecasters predict this to be the earliest snow storm in years. Boulder, Colorado is expected to receive over a foot in the next 24 hours. This could be a good sign for winter’s wrath this year? The Metro-Denver area is expected to get at least 6 inches, too. While the scenery may be pretty tomorrow, expect extensive damage to many trees and powerlines. Stay warm and drive slow.

Denver Jobs

Corporate Express Inc. will streamline its customer service and collections operations nationwide, bringing a total of about 650 new jobs to the Denver area, a company spokesman said Thursday.

The consolidation will affect about 1,000 jobs at 28 of the company’s distribution centers nationwide. Broomfield-based Corporate Express currently employs about 10,700 people in North America, including about 1,150 in the Denver area.

Denver ranks as the 136th most expensive market on a list of 319 U.S. cities surveyed, according to the 2005 Coldwell Banker Home Price Comparison Index. Denver Real Estate has an average sales price of $336,433, compared with a national average of $401,767. Boulder is the most expensive market in Colorado, and No. 68 nationally, at an average of $546,350. Highlands Ranch ranks No. 123, with average prices at $354,500; Fort Collins homes ranks No. 175, with sales prices averaging $266,417. Colorado Springs real estate is the least expensive in the Colorado market, with an average sales price of $211,331. It ranks No. 235 nationally. In the past year, more bicycles than cars have been sold in the US. That hasn’t happened since the 1973 oil crisis! “Bicycle sales are near an all-time high with 19 million sold last year [worth five to six billion dollars] — close to the 20 million sold during the oil embargo in the early 1970s,” said Tim Blumenthal, executive director of Bikes Belong, an association based in Boulder, Colorado. “Some 87 million people [in the US] have climbed on a bike in the past 12 months,” he adds.

-The only problem is that these people are biking to the nearest Burger King.

A Denver company now owns Phoenix’s premier, twin-tower downtown office complex.

The Pauls Co. closed escrow on Two Renaissance Square, but company officials declined to reveal the price. An industry source said the figure was nearly $120 million. The seller was Crescent Real Estate Equities (NYSE: CEI).

Vail Market

August’s real estate sales of more than $233 million were the fourth-highest ever recorded in Eagle County, according to numbers compiled by Land Title Guarantee Company in Eagle. The number of transactions, 338, was fifth-most ever.

So far this year there have been $1.67 billion in real estate sales. That’s $383 million higher than at this time last year, and year-to-date sales already exceed full-year sales from 2001, 2002 and 2003.
